Further to the Developer’s meeting with Residents at Coulsdon Manor on 24 September 2019 he has submitted another planning application to erect 2 x four bedroom semi-detached houses on the front of the site and at the rear of the site a terrace of 3 x four bedroom houses and a two storey block of 4 flats, a total of 9 units.

Planning Application No. 19/04535/FUL | Erection of a two-storey building providing 4 x two-bedroom flats, and a terrace of 3 x four-bedroom houses at the rear; erection of 2 x four-bedroom semi-detached houses on the frontage; formation of vehicular access and provision of associated parking, refuse and cycle stores and new landscaping

Please note that this is the third planning application that has been submitted for this site.

The first planning application No. 18/05485/FUL to erect two x three storey buildings to the rear of the site comprising of 8 flats and a three storey house at the front of the plot was allowed on appeal by the Planning Inspector on 2/8/19.

The second planning application No.19/02343/FUL for the erection of two x two storey buildings at the rear of the site each containing 4 flats and one three story building with 5 flats at the front of the site (total of 13 flats) has still not been decided by the council despite it being submitted in May 2019 and 97 objections being submitted.

Please note that your objections to the previous planning applications are not carried forward to this new planning application you will need to submit a new objection.

HADRA will support our residents in objecting to this planning application by referring it to the Planning Committee where we can voice our objections before a decision is made. HADRA will also request our MP Chris Philp to object and our Councillor Margaret Bird to refer it to the Planning Committee.

Reasons for objecting are:-

  1. There are no blocks of flats anywhere near this site and their design are totally out of character for this area.
  2. Bulking and massing is too large and is overbearing, out of scale and keeping with the area.
  3. High density/over development of the site with a significant loss of garden land. An arboriculture report and soft landscaping plans have not been submitted.
  4. Loss of wild life habitat and green garden with most of the existing garden being built on or paved. No ecological survey has been submitted.
  5. Ten car parking spaces for this size of development is insufficient and will result in overspill parking onto Coulsdon Court Road, which will result in a reduction of road safety. No parking stress analysis has been submitted.
  6. The location of refuse bins for the houses has not been provided.
  7. There will be a loss of privacy for the nearby neighbours as they will now be overlooked by these new buildings. Also considerable additional noise will be created by this development (housing up to 29 residents) which will be detrimental to the existing residents.
  8. No construction logistics plan has been submitted.
